הַמּוֹכֵר זֵיתָיו לְעֵצִים, וְעָשׂוּ פָחוֹת מֵרְבִיעִית לַסְּאָה — הֲרֵי אֵלּוּ שֶׁל בַּעַל הַזֵּיתִים. עָשׂוּ רְבִיעִית לַסְּאָה, זֶה אוֹמֵר: ,,זֵיתַי גִּדְּלוּ”, וְזֶה אוֹמֵר: ,,אַרְצִי גִדְּלָה” — יַחֲלֹקוּ. שָׁטַף נָהָר זֵיתָיו וּנְתָנָם לְתוֹךְ שְׂדֵה חֲבֵרוֹ, זֶה אוֹמֵר: ,,זֵיתַי גִּדְּלוּ”, וְזֶה אוֹמֵר: ,,אַרְצִי גִדְּלָה” — יַחֲלֹקוּ.
[If] one sells his olive trees for the wood, and they produced less than a quarter-log per seah, these belong to the owner of the olive trees. [If] they produced a quarter-log per seah, [and] this one claims: “My olive trees produced [it],” while this one claims: “My land produced [it],” they divide. [If] a river washed away his olive trees and placed them in the midst of his neighbor’s field, [and] this one claims: “My olive trees produced [them],” while this one claims: “My land produced [them],” they divide.

הַמַּשְׂכִּיר בַּיִת לַחֲבֵרוֹ — בִּימוֹת הַגְּשָׁמִים אֵינוֹ יָכוֹל לְהוֹצִיאוֹ, מִן הֶחָג וְעַד הַפֶּסַח; בִּימוֹת הַחַמָּה שְׁלשִׁים יוֹם. וּבַכְּרַכִּים — אֶחָד יְמוֹת הַחַמָּה וְאֶחָד יְמוֹת הַגְּשָׁמִים — שְׁנֵים עָשָׂר חֹדֶשׁ. וּבַחֲנוּיוֹת — אֶחָד עֲיָרוֹת וְאֶחָד כְּרַכִּים שְׁנֵים עָשָׂר חֹדֶשׁ. רַבָּן שִׁמְעוֹן בֶּן גַּמְלִיאֵל אוֹמֵר: חֲנוּת שֶׁל נַחְתּוֹמִים וְשֶׁל צַבָּעִים — שָׁלשׁ שָׁנִים.
[If] one rents a house to his neighbor, he cannot evict him in the winter, from Succos until Pesach; [unless he gives him no-tice] in the summer, thirty days. In big cities, both in summer and winter, [he must give] twelve-months [notice]. With stores, both in towns and cities, [he must give] twelve-months [notice]. Rabban Shimon ben Gamliel says: [With] bakeries or dye shops, [he must give] three-years [notice].
Bava Metzia8: 7
הַמַּשְׂכִּיר בַּיִת לַחֲבֵרוֹ — הַמַּשְׂכִּיר חַיָּב בַּדֶּלֶת, בַּנֶּגֶר, וּבַמַּנְעוּל, וּבְכָל דָּבָר שֶׁמַּעֲשֵׂה אֻמָּן. אֲבָל דָּבָר שֶׁאֵינוֹ מַעֲשֵׂה אֻמָּן — הַשּׂוֹכֵר עוֹשֵׂהוּ. הַזֶּבֶל — שֶׁל בַּעַל הַבַּיִת, וְאֵין לַשּׂוֹכֵר אֶלָּא הַיּוֹצֵא מִן הַתַּנּוּר וּמִן הַכִּירַיִם בִּלְבָד.
[If] one rents a house to another, the landlord must provide the door, the bolt, the lock, and everything that is the work of a craftsman. But anything that is not the work of a craftsman, the tenant must make [for himself]. Manure belongs to the landlord, and the tenant has nothing but the refuse of the oven or the double stove.

הַמַּשְׂכִּיר בַּיִת לַחֲבֵרוֹ לְשָׁנָה, נִתְעַבְּרָה הַשָּׁנָה — נִתְעַבְּרָה לַשּׂוֹכֵר. הִשְׂכִּיר לוֹ לֶחֳדָשִׁים, נִתְעַבְּרָה הַשָּׁנָה — נִתְעַבְּרָה לַמַּשְׂכִּיר. מַעֲשֶׂה בְצִפּוֹרִי בְּאֶחָד שֶׁשָּׂכַר מֶרְחָץ מֵחֲבֵרוֹ ,,בִּשְׁנֵים עָשָׂר זָהָב לַשָּׁנָה, מִדִּינַר זָהָב לַחֹדֶשׁ”. וּבָא מַעֲשֶׂה לִפְנֵי רַבָּן שִׁמְעוֹן בֶּן גַּמְלִיאֵל וְלִפְנֵי רַבִּי יוֹסֵי, וְאָמְרוּ: יַחְלְקוּ אֶת חֹדֶשׁ הָעִבּוּר.
[If] one rented a house for the year, [and] a leap year was declared, it was declared for the tenant. [If] he rented it to him by the month, [and] a leap year was declared, it was declared for the landlord. It happened in Tzippori that one rented a bath-house from another for “twelve gold [dinars] for a year, at [the rate of] one gold dinar per month.” The incident was brought before Rabban Shimon ben Gamliel and before R’ Yose, and they said: Let them divide the additional month.
